Comox Valley Real Estate – Dockside Green developer Joe Van Belleghem is key advsior to Longlands Development

Island Coastal Ventures Ltd has submitted a rezoning/OCP Amendment application on behalf of the Longlands Development Project to the Comox Valley Regional District following 18 months of intensive study of the site, a rigorous planning and design process, and widespread community consultation. The proposal calls for a mixed‐use development on 30 hectares (76 acres), including and surrounding the existing Longlands Golf Course in the Comox Valley. A wide range of housing options and commercial services will be offered onsite, with an overall aesthetic of a “village in the trees”. Approximately two-thirds of the site is to be left as natural or open space. The existing amenities of the Par 3 golf course and trail network are to be enhanced and managed sustainably and an interpretive centre will be built to promote ecological stewardship of sensitive wetland habitat.

Longlands has targeted Gold and Platinum LEED™ accreditation for all buildings and is planning an on-site wastewater treatment plant. A longtime key advisor to the Longlands development is Dockside Green developer Joe Van Belleghem, who has worked with the project team to propose meaningful sustainability initiatives for the Comox Valley site. The application is expected to be presented to the advisory planning committee soon. Once approved, this project will be a highlight for sustainable Vancouver Island real estate.     This project has the potential to do amazing things for the Comox Valley, in addition to simply being the smarter way to do developments. The precursor Dockside Green project has put Victoria on the map in terms of leading edge community developments.

    THE BIG QUESTION WILL BE WHETHER THE CITY OF COURTENAY COMES TO THE TABLE WITH THEIR SUPPORT! I understand their concern. Do we want this kind of density, green or otherwise, away from our City centres? The problem for Courtenay is they have great policy but no vision, and when they see a project that meets their policy, they don’t like. Therefore, the most innovative projects are going to happen outside of Courtenay until they get they house in order.

    It should be interesting to see how this all unfolds.
