Phase 4 gives the first ten purchasers of one of the <a title="waterfront hotel vacation suites" href="http://oakbaycondos.com/vacation-investment-condos">waterfront hotel vacation suites</a> a 105% buyback option after 5 years and a lease back contract enhanced by 50% to provide a return on investment at 3.25% annually.<br />
Only 100 of these vacation hotel suites have been made available, and only the first 10 buyers in Phase 4 will receive these additional bonuses.<br />
Owners are entitled to use their unit up to 16 weeks per year, and enjoy all of the amenities of the 5-star ocean front resort. Looking back on 2011, the resort had its best sales year yet, with more than $20 million in sales on the books when the year ended, according to the Oak Bay Beach Hotel&#8217;s director of sales Brad Neufeld.<br />
“I guess that shouldn’t be surprising given the quality of the project, the ability for clients to come for a hard-hat tour of the project, and the opportunity to see first-hand the views offered in the various properties,” Neufeld said. “Nevertheless, it is extremely gratifying to watch our clients embrace the vision that we are bringing to life. 2011 saw us complete the sell out of the first three phases of vacation hotel suites, and we have now also sold 40 per cent of the residential condo properties in the project.”<br />
The <a title="Oak Bay Beach Hotel " href="http://www.1stview.ca/p89-Victoria-Luxury-Real-Estate-oceanfront-condos-bc/">Oak Bay Beach Hotel </a>is still offering pre-opening programs to early buyers.<br />
“Phase four of the vacation hotel suites will be released this month, and we are calling this the &#8216;Have Your Cake And Eat It Too&#8217; program,” Neufeld explained.<br />
“You receive a leaseback contract from us that is 50 per cent higher that normal, with the right to sell the property back to us after five years.”<br />
The Oak Bay Beach Hotel is also offering a “Fly and &#8216;Try” program that includes a free weekend / three day trip to Victoria to come and see the vacation suites and oceanfront luxury condominiums. If you decide to buy while you are visiting, the Oak Bay Beach Hotel will pay for your trip.</p>

More than 14,000 Campbell River property owners should expect to see assessment changes in the range of -10 per cent to + 5 per cent.<br />
The <a title="Vancouver Island Real Estate Board" href="http://www.vireb.com/" target="_blank">Vancouver Island Real Estate Board</a> numbers for 2011, show an 11 per cent drop from 2010 in the average sales price of all homes in Campbell River, to $271,220.<br />
The average sales price in the VIREB region, which covers Vancouver Island north of the Malahat, was $341,537 – down incrementally from 2010’s average price of $342,324.<br />
“The average price for a single family residential lot in Campbell River for the 12 months ending Dec. 31 was $101,802,” said Marty Douglas, managing broker for the Coast Realty Group.<br />
“House prices tell a similar story where the average price for the year clicked in at $286,299, nearly $65,000 lower than in the Comox Valley.<br />
“The only lower average house prices on Vancouver Island are in <a title="Port Alberni" href="http://www.1stview.ca/c9-Port-Alberni-Vancouver-Island-BC/" target="_blank">Port Alberni</a> or in the North Island.”<br />
A shortage of serviced lots in the Comox Valley has driven up prices there.<br />
&#8220;The cheapest new lot that you buy in the Comox Valley is probably about $159,000,” said Clarice Coty, publisher of <a title="Building Links" href="http://www.buildinglinks.ca/">Building Links</a>, a North Island Construction Newsletter. “In Campbell River, typically new lots are coming on the market at about $110,000.”<br />
Campbell River’s waterfront properties are some of the lowest priced waterfront homes on Vancouver Island.<br />
In Campbell River, there were 17 single family waterfront homes sold in 2011 with an average price of $475,376, compared to the West Coast’s 14 sales with an  average price of $718,000.<br />
That price was influenced greatly by sales in <a title="Tofino" href="http://www.1stview.ca/c46-Tofino-Pacific-Rim-Vancouver-Island-BC/" target="_blank">Tofino</a>, Douglas said. Vancouver Island waterfront properties had selling prices ranging from $1.7 million in Tofino to $100,000 in Gold River.</p>
